Why language and cultural fluency matter in real estate

A real estate transaction runs on precise language: contingency deadlines, inspection reports, escrow instructions, loan terms, disclosures. Misreading any one of them, or having them paraphrased secondhand by a relative or a translation app, can cost a family real money and real time. Working directly with an agent who is fluent in Mandarin removes that risk at every step.

  • Fluent, not translated. I speak Mandarin myself — 我会说普通话 — and explain contracts, disclosures and negotiations directly, in person or by phone, without routing your family's decisions through an interpreter or a relative relaying the details.
  • The stakes of a language barrier. A missed contingency deadline, a misunderstood inspection finding, or a loan term that was not fully explained can cost thousands of dollars or derail a purchase entirely. Clear, direct communication in the language your family is most comfortable in is what prevents that.
  • Multi-generational decisions. Many Mandarin-speaking families buy and sell as a group — grandparents, adult children and grandchildren weighing in together on who decides, who pays, and who lives where, down to details like a ground-floor bedroom, an ADU, or a separate kitchen.
  • Overseas family members. Parents or co-owners abroad often need to sign documents across time zones or notarize paperwork outside the U.S. I coordinate that process and explain each step in Mandarin so no one is left guessing what they are signing.
  • Financing complexity. Thin U.S. credit history, foreign-income documentation, and funds gifted from parents abroad all raise questions that a generalist agent may not anticipate. I help families understand their options — including foreign national and non-QM loans or a cash purchase — and point them to a lender or CPA for the specifics.
  • Inherited property from overseas. Families receiving funds or property from relatives in China should talk to a CPA about reporting requirements, such as IRS Form 3520 for large foreign gifts or inheritances. I can walk you through how that intersects with a purchase or sale, while your CPA handles the filing.

We started working with Will in Jan 2020. Our plan was to buy a new home in Burbank using a bridge loan that Will hooked us up with and then sell our home in Echo Park. Will found us a great home in Burbank & we went in to escrow in March. March 2020. Remember 15 days to slow the spread? Yeah, that March. I was laid off. The bank dropped our loan as I now had no way to pay it. The deal fell through but Will did not give up on us. It took almost a year for us to get back on our feet but Will didn't stop working with us. In June 2021 we closed on the sale of our home. Will deftly handled all the red tape. The process was really smooth & easy. Will has a good nature about him & is very pleasant to work with. I can't recommend him enough.

Common questions

Do you actually speak Mandarin, or is there a translator?

I speak Mandarin Chinese myself — no translator, no relative relaying messages. 我会说普通话, so contracts, disclosures and negotiations can be discussed directly with you or your parents in the language you're most comfortable in.

How much does a language barrier really matter in a real estate deal?

It can matter a great deal. Missed contingency deadlines, a misread inspection report, or a loan term that was not fully understood can cost real money or unravel a transaction. Working directly with a fluent Mandarin speaker, rather than through a translation app or a relative, removes that risk.

Can you help my parents overseas buy or sell without them flying in?

Yes. I regularly work with clients in Taiwan and mainland China, coordinating remote signing across time zones, video walkthroughs, and clear written updates so a family can make decisions together even when everyone is not in the same room.

Do you work with multi-generational households?

Often. Many families I work with are looking for a home that fits grandparents, parents and children under one roof — single-level living, an ADU, or simply enough separate space for everyone to be comfortable together.
